In 2017, a long-time client — an experienced apartment developer — came to us mid-1031 exchange. He needed to identify and close on a replacement property quickly, and he wanted land with development potential, not a stabilized asset.
We sourced two adjacent 10,000 sq ft lots in Tujunga — each with four older units built in the 1920s. The combined site gave our client 20,000 sq ft of developable land in an area with strong rental demand and room for density.
Our client moved through the entitlement and permit process and broke ground on a brand-new, 38-unit apartment building — completed in 2023. We stayed involved at every stage, advising on market positioning and unit mix.
We leased the building for our client at above-market rates. Today, the property maintains near-zero vacancy and has generated significant returns over the past eight years — turning a 1031 exchange into a high-performing, income-producing asset.
